The Paddington Residence began as a vacant 680 m² block in one of Brisbane's most sought-after inner-city suburbs. Our clients, a young family of five, came to us with a clear vision: a home that felt generous and connected, with space for three children to grow, without compromising on the relaxed character that makes Paddington special.
The site presented both opportunity and constraint. A north-easterly aspect offered excellent solar access and natural ventilation, but council's Development Control Plan imposed strict height limits and required the design to respond sensitively to the established character of neighbouring inter-war and post-war homes. The front setback, building envelope, and material palette all needed careful consideration.

Our response was a two-storey design with a deliberately restrained street presence: a pitched roof form and textured render that nods to the neighbourhood, while the rear opens dramatically to the north with full-height glazing, a cantilevered first-floor balcony, and a direct connection to the pool and landscaped gardens.
We coordinated the full consultant team: structural and civil engineering, energy compliance (NCC Section J), land survey, and landscape design. The Development Application was approved by Brisbane City Council with no amendments required, a testament to thorough pre-lodgement research and detailed documentation.
The completed home features four bedrooms, three bathrooms, a double garage, open-plan living and dining, a separate media room, and a ground-floor guest suite. The upper level captures leafy neighbourhood views through carefully positioned highlight windows.
